Appeal Requests:
Al Levine, architect for the Fairview Partnership, requested variance from the 1993 BOCA
Building Code, Section 904.7, Fire Suppression Systems, for a warehouse to he built at 606
Commercial Street. This section requires Use Groups M, S-1, and F-1 to have an automatice
fire suppression system if the fire area exceeds 12,000 square feet. The proposed
prefabricated warehouse, a S-1 Use, is 14,200 square feet. Mr. Levine requested that the
requirement for a fire supression system he waived in lieu of additional fire protection
prevention and detection devices, such as an early warning detection system, a 24-hour
monitor smoke detector and a 1 hour fire separation between the office and warehouse area.
It was noted that in order to waive the fire suppression system, the building code requires
that a 3-hour fire separation he constructed between the uses. Mr. Levine stated that it was
not feasible to construct a 3-hour assembly in this building. Ralph Maxton motioned to
approve the variance as requested with the noted additional fire potection prevention and
detection devices and the 1 hour fire separation. Farris Nabors seconded the motion and
motion failed on a 2-2 tie vote.
