The Board of Appeals met Thursday, December 14, 1995 at 7:00 p.m. in the Council Chambers,
City Hall, 401 Independence St.
Members Present:
Dave Alberson, Roy Halbert, Ralph Maxton, Dave Pfeiffer, Tony
Sebek
Members Absent:
None
Call to order at 7:00 p.m. by Ralph Maxton, Chairman.
Roll call.
Upon motion made, the minutes of the September 14, 1995 meeting were unanimously approved.
Variance Requests:
Chris Wheeler of McLane Development„ requested variance from the 1993 BOCA Building
Code, Section 1507.3, Low Slope Roof Coverings, which requires a design slope of a
minimum of one-fourth unit vertical in 12 units horizontal ( 1/4" per foot) for drainage, for
Gold's Gym, 269 S. Broadview. McLane development requested to install a single ply
EDPM roof membrane with a roof slope of 12" in 97' (1/8" per foot) to coordinate with the
existing facade on the adjoining strip center. Tony Sebek motioned to approve the variance
as requested, Roy Halbert seconded the motion and motion passed with a 5-0 vote in favor.
Bo Shantz requested variance from the 1993 BOCA Building Code, Section 1014.7, Stairway
guards and handrails, for his home under construction at 3034 Northchurch. Mr. Shantz
requested permission to omit the handrails from the front steps to his home. Tony Sebek
motioned to approve the variance as requested, Dave Pfeiffer seconded the motion and
motion passed by a 5-0 vote in favor.
Other Business:
Mr. Mike Miller, the new City Manager, was present and introduced himself to the Board.

Other Business (cont.):
Dave Pfeiffer requested an update from city staff on the status of adopting the 1996 BOCA
Codes. Tony Sebek requested that a city council member be available to assist in the code
adoption process.
Upon motion made, the meeting adjourned at 8:10 p.m. The next meeting of the Board of
Appeals is scheduled for January 11, 1996.
