NO VAN RIDE. NO VAN RIDE NO VAN RIDE Zoninq Items 1. Special Use Permit: E.W. Geiser, Collegewood Apartments community unit plan to add four new apartment buildings to the existing finro-apartment-building complex at 807 North Sprigg Street, on property partially zoned R-4 and partially C-1. Tom Holshouser is the architect for this project and is handling this application for Mr. Geiser. The existing two buildings are located on the northern "half' of the Geiser property and his house is located in the southeast corner of the south "half'. The driveway into the existing apartments is on the north end, just south of the University's drive into Towers. A new drive will be constructed into the south "half' across the northern edge of the Ratliff Nursing Home property, partly on an existing 14-foot easement on Ratliff. This will provide two entrances into the complex. At some point in the past, a triangular area at the northwest corner was zoned C-1. The bulk of the property, including the area for the new buildings, is zoned R-4. Subdivisions 1. Timber Creek, Preliminary Plat: This is a proposed 41-lot subdivision of a 21.74 acre tract that adjoins Lexington Avenue to the north and Old Sprigg Street Road to the east. The subdivision "corners" on property recently purchased by the First Baptist Church, which lies on the southwest corner of Cape Rock Drive and Lexington. This is a part of the former Potashnick Orchard. The Potashnick heirs have retained some 10 acres on the south side, between Timber Creek and the "Oak Lei Subdivision". Review of the plat by Planning, Engineering and Inspection Services found that a few corrections would be required. The project engineer informed staff that revisions should be delivered Friday, December 3d. There are some off-site utility matters and potential water distribution system upgrades that will be addressed during the design of the subdivision improvement plans. In addition, the staff has requested that they dedicate a full 30-foot of right-of way along Old Sprigg Street, to accommodate the future extension of West End up to Lexington as per the Major Street Plan. 2. Silverthorne Second Subdivision, Record Plat: This is a two-lot minor subdivision that involves Lots 19, 20 and 21 located on Silverthorne Trail in the original Silverthorne Subdivision that is accessed by was of Boulder Crest Drive. Lot 20 is being evenly divided between lots 19 and 21. All improvements are in place and accepted by the City. A request to vacate the existing interior lot line utility easements has been submitted for consideration by the City Council. There are only very minor corrections required by the staff.
