Public Hearinqs 1. Public Hearing for the Update of the Zoning Ordinance. Chairman Bill Hinckley opened the Public Hearing for discussion. Scott House, chairman of the Historic Preservation Commission stated that the revisions being made are good, the update clarifies issues, and it is good for the City. There was a brief discussion on the blank section numbers within the code. It was discussed that the blank section numbers will be filled in as part of the final draft. The referenced chapter 25 will be part of the next update, for example, landscaping requirements which will be part of Chapter 25 on subdivision regulations. Hinckley asked if an appropriate statement could be placed in those sections. There was also discussion on the minimum open space requirement for the Planned Development zoning district. Currently the ordinance states 15%, however the update states 20%. Hinckley addressed whether or not seven (7) people or four (4) persons could live in a four (4) bedroom house. Hinckley stated that the original intent of the wording was to place a limit on the number of persons in a home based on the number of bedrooms. Hinckley clarified that the idea was not to allow seven (7) persons in a four(4) bedroom house. Hinckley also addressed roadside stands in the agricultural district. Hinckley stated that the sale of products implied all products and suggested this be changed to clarify agricultural products. Hinckley also suggested that in the C-2 District where the update addresses outside storage of materials, that it be clarified to state that the ! storage is for items that are for sale. Rhodes inquired as to whether or not the storage of 1 items should be fenced in to prevent the placing of junk materials in open spaces. Hinckley suggested changing the word "materials" to "new merchandise" to solve this issue. Hinckley added that the next meeting will be on Wednesday, January 27th at 6:00 p.m. At that time there will be a ciean version of the update to make a recommendation on. 1 2. Amendment to the Final Development Plan for Lots 93-102 of Walden Park Phase 2. This request would amend the Final Development Plan for Walden Park and change Lots 93-102 from being large estate lots into sixteen (16) single family lots. Chris Koehler spoke in favor of this request stating that with the market the way it is, it is easier to sell single family lots. It was addressed that the new lots are still larger than other single family lots in the Walden Park development. Ken Eftink addressed the issue that some fire hydrants need to be relocated with this change. Chris Koehler addressed other utility updates in addition to the fire hydrants that need to be made.
