The Commission reviewed a Record Plat of J. D. Estates Subdivision. Mr. Eftink explained to the Commission that this was a request to subdivide two existing lots at Cape Rock Drive and Vincent Park Drive into three lots with a variance request from the required 80 feet lot width to a 39 foot lot width, and a variance request for the required six foot minimum side setback for an existing building encroachment of about 1 foot over the side setback line. Chairman Hinckley expressed concerns over approving a variance request for such a large difference in the lot width. Allowing the variance would give that lot a significantly smaller lot frontage than surrounding lots. After further discussion a motion was made by Mr. McClanahan to recommend approval of the record plat, which was seconded by Mr. Maxton. All members present voted against the motion, thereby recommending disapproval of the record plat. Staff Report 4. Mr. Eftink introduced Mrs. Peters to the Commission and welcomed her as the new Planning Technician and further explained that advertising is being done to fill the vacant Administrative Assistant and Community Planner positions.
