Welch Absent: None Staff Present: Carol Peters, Ryan Shrimplin Call to Order: Chairman McClanahan called the meeting to order at 7:00 p.m. The minutes of the November 12, 2014 meeting were unanimously approved upon motion made by Mr. Glenn and seconded by Mr. Koetting. SUBDIVISION PLATS � 1. The record plat of Redhawk Commons Phase 1 was reviewed by the Commission. The plat establishes the first five lots of the Redhawk Commons subdivision, the preliminary plat of which was approved by the City Council on September 22, 2014. Mr. Shrimplin informed the Commission that the plat shows new easements for proposed water and sanitary sewer main extensions and for proposed sidewalks along both street frontages (Bertling Street and Old Sprigg Street Road). The plat also contains language establishing cross access and cross parking easements throughout the subdivision. The staff report recommended approval as submitted. A motion was made by Mr. Dowdy and seconded by Mr. Kluge to recommend approval of the Redhawk Commons Phase 1 record plat as submitted. The motion passed with a vote of 9 in favor, 0 in opposition, and 0 abstaining. (Aye: Bertrand, Dowdy, Glenn, Hinckley, K/uge, Koetting, McClanahan, Spooler, Welch) 2. The record plat of Gardner Subdivision was reviewed by the Commission. Mr. Ryan Roth, Koehler Engineering and Land Surveying, informed the Commission that the plat combines Lots 5 & 6 of the Timber Creek Subdivision into one new lot at the corner of Timber Creek Drive and Birchwood Court. The lots are being combined to eliminate an internal lot line and easement so that the property owner may construct an in-ground swimming pool and a pool house/garage. By combining the lots, the new lot will become a corner lot and the pool will be located in the front yard. A variance request to allow a pool in the front yard will be presented to the Board of Adjustment in January, 2015. The staff report recommended approval as submitted. A motion was made by Mr. Hinckley and seconded by Mr. Glenn to recommend approval of the Gardner Subdivision record plat as submitted. The motion passed with a vote of 9 in favor, 0 in opposition, and 0 abstaining. A joint meeting will be scheduled for January, 2015 to discuss the project list.
