AN ORDINANCE AMENDING CHAPTER 30 OF THE CODE OF ORDINANCES OF THE
CITY OF CAPE GIRARDEAU, MISSOURI, BY CHANGING THE ZONING OF PART
OF OUTLOT 78B, OUTLOT 79 (BEING A PART OF BLOCK 6 OF RODNEY VISTA
5UBDIVISION� , AND OUTLOT 82, P,LL IN U. S. P. SURVEY NO. 2199 ,
TOWNSHIPS 3Q AND 31 NORTH, RANGE 13, EAST OF THE FZFTH PRINCIPAL
MERIDIAN FROM R-1 TO C-2

t�iHEREAB, the City Planning and Zoni.ng Commission has
recommended that all of the property des�cribed in Section 1 of
this ordinance sh.ould be rezoned from R-1 Single-Family DHrelling
District to C-2 General Commercial District, and
WHEREAS, Public notice of such change `nzas given as prescri.bed
in Chapter 3Q of the Code of Ordinances of the City of Cape
Girardeau, Missouri, and pubTic hearing v�zas held in conformity
with such. notice on Wednesday, December 3, 1969 , and
VIHEREA5 , the Council of the City of Cape Girardeau, Missouri,
has elected to rezone the property described in Section 1 from
R-1 5ingle-Family D�relling District to C-2 General Commercial
District, NO[ni, THEREFORE,
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF CAPE GIRARDEAU,
MISSOURI, A� FOLLOWS:
SECTION l. Chapter 30 of the Code of Ordinances of tlze
City of Cape Girardeau, Missouri, is hereby amended to change the
boundary of the present C-2 General Commercial District, as to
include the following described property:
Parts of Outlot 78�, Outl.ot 79 (being a part of
Block 6 of Rodney Vista Subdivision} , and Outlot 82,
all in U. S. P. Survey No. 2199 , Tov�mship� 3Q and 3I
North., Range 13, East of the Fifth Principal Meridian,
de�cribed a� follo�rs : Commerice at a stone at the
5outheast corner of the Southwest quarter of said Outlot
82 from �nri�.ich a 12 incfi Hickory bears North 78 deg.
East, 11.5 feet; thence NortYi 82 deg. 30 min West along
the 5outh line of said Outlot 82, a distance of 2Q0. 5
feet to a 1 1/4 inch iron pipe; thence North 1 deg.
28 min. East, 653.2 feet; th.ence South 89 deg. 56 min.
Tniest along the South line of proposed Independence
Street extension, a distance of 1081. 36 feet to a
1 1/4 inch iron pipe on the West line of said Outlot 82;
thence North 8 deg. 17 min. East along tlze West line of
said Outlot 82, a distance of 3Q3 .22 feet for a place
of beginning; thence continue North 8 deg. 17 min.

of 3135.0 feet, a distance of 930 .Q feet; thence South

beginning, in Cape Girardeau County, Missouri.
SECTION 2 . The City Council hereby finds and declares that
the property described in Section 1 hereof is at the present
time particularly suitable for the u�es and purposes of C-2
General Commercial District, and that such changes authorized
hereby are reasonable and in reasonable conformity with the
existing uses and value of the immediately surrounding properties .
5ECTION 3 . This ordinance shall be in full force and
effect ten days after its passage and approval.
