AN ORDINANCE AMENDING CHAPTER 30 OF THE CODE OF ORDINANCES OF THE
CITY OF CAPE GIRARDEAU, MISSOURI, BY CHANGING THE ZONING OF PART
OF OUTLOTS 84 AND 85, AND A PART OF RODNEY 400 ARPENS, U.S.P.
SURVEY NO. 2199 , TOWNSHIP 30 NORTH, RANGE 13 EAST, CITY AND
COUNTY OF CAPE GIRARDEAU, MISSOURI, FROM R-1 TO C-2, AND BY
CHANGING THE ZONING OF PART OF OUTLOT 84 , U.S.P. SURVEY NO. 2199,
TOWNSHIP 30 NORTH, RANGE 13 EAST, CITY AND COUNTY OF CAPE GIRARDEAU,
MISSOURI, FROM R-4 TO C-2
WHEREAS, the City Planning and Zoning Commission has recom-
mended that all of the property described in Section 1 of this
Ordinance should be rezoned from R-1, Single-Family Dwelling
District to C-2, General Commercial District; and
WHEREAS, the City Planning and Zoning Commission has recom-
mended that all of the property described in Section 2 of this
Ordinance should be rezoned from R-4 , Multiple Dwelling District
to C-2, General Commercial District; and
WHEREAS, Public Notice of such change was given as prescribed
in Chapter 30 of the Code of Ordinances of the City of Cape
Girardeau, Missouri, and public hearing was held on Wednesday,
March 21, 1979; and
WHEREAS, the Council of the City of Cape Girardeau, Missouri,
has elected to rezone the property described in 5ection 1 from R-
l, Single-Family Dwelling District to C-2, General Commercial
District; and
WHEREAS, the Council of the City of Cape Girardeau, Missouri,
has elected to rezone the property described in Section 2 from R-
4, Multiple Dwelling District to C-2, General Commercial District;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
CAPE GIRARDEAU, MISSOURI, AS FOLLOWS:
SECTION l. Chapter 30 of the Code of Ordinances of the City
of Cape Girardeau, Missouri� is hereby amended to cizange the
zoning from the present R-1, Single-Family Dwelling District to
C-2, General Commercial District, for the following described
property:
A part of Outlots 84 and 85 and a part of Rodney 400
Arpens, U.S.P. Survey No. 2199, in Township 30 North, Range
13 East, City and County of Cape Girardeau, State of Missouri,
more particularly described as follows: Start at the Northwest
corner of Outlot 85, thence South 82° 26 ' East along the
North line of Outlot 85, 435. 15 feet to the point of beqinning;
thence South 6° 00 ' West, 162 . 75 feet; thence South 18° 27 '
East, 852. 85 feet; thence South 71° 33 ' West, 400 . 0 feet to
a point in the East right of way line of Mt. Auburn Road;
thence South 18° 27 ' East with the East right of way line of
Mt. Auburn Road, 1, 640. 9 feet to the intersection of the
East right of way line of Mt. Auburn Road and the North
right of way line of Bloomfield Road; thence North 69° 08 '
East with the North right of way line of Bloomfield Road,
9.5 feet; thence North 67° 54 ' East with the North right of
way line of Bloomfield Road, 137. 2 feet to the point of
curve of a 3° 25 ' curve to the right; thence with said 3°
25' curve to the right and with the North right of way line
of Bloomfield Road, 196 . 2 feet to the point of tangent of
said curve; thence North 74° 37 ' East with the North right
of way line of Bloomfield Road, 57 .61 feet; thence leaving
the North right of way line of Bloomfield Road, North 18°
27 ' West, 696.29 feet; thence North 71° 33 ' East, 1, 365 .75
feet to a point in the East line of Outlot 85; thence North
8° 06 ' East with said East line of Outlot 85, 2,175. 6 feet
to a point in the South right of way line of Missouri State
Route K; thence in a Westerly direction along the South
right of way line of Missouri State Route K, 325. 0 feet rnore
or less to the point of intersection with the East line of
the present C-2 zoning classification as per Zoning District
Map adopted by the City of Cape Girardeau, C.M.O. No. 555,
on February 17, 1971; thence in a Southerly direction along
said East line of said C-2 zoning district, 925. 0 feet more
or less to the South line of said C-2 Zoning District;
thence North 82° 26 ' West with the South line of the said C-
2 Zoning District; 1, 734. 0 feet more or less to the point of
beginning.
SECTION 2. Chapter 30 of the Code of Ordinances of the City
of Cape Girardeau, Missouri, is hereby amended to change the
zoning from the present R-4 , Multiple Dwelling District to C-2,
General Commercial District for the following described property:
Part of Outlot Number 84, U. S. Private Survey 2199,
Township 30 North, Range 13 East, City and County of Cape
Girardeau, State of Missouri, described as follows : Start
at the Northwest corner of said Outlot Number 84, said
corner being on the center line of Mount Auburn Road;
thence S. 6° W. , along the west line of said Outlot Number
84 and said center line of Mount Auburn Road, 491. 0 feet;
thence S. 85° 09' E. , 35. 01 feet to a grader blade on the
east line of Mount Auburn Road at the Northwest corner of a
16. 8 acre parcel of land conveyed to St. Francis Hospital,
as same is described in a deed recorded in Book 239 at Page
665 of the land records of Cape Girardeau County, Missouri;
thence S. 6° W. , along the east line of Mount Auburn Road,
1064 .1 feet to the south line of the relocated Gordonville
Road for the point of be�inning; thence S. 69° 18 ' E. , with
the south line of relocated Gordonville Road, 671. 75 feet to
the west line of St. Francis Drive; thence S. 20° 42 ' W. ,
with said west line, 134 . 96 feet to the north line of Missouri

150. 33 feet; thence N. 6° E. , with said east line, 97. 35
feet to the point of beginning.
SECTION 3. The City Council hereby finds and declares that
the property described in Sections 1 and 2 hereof are at the
present time particularly suitable for the purposes and uses of
C-2, General Commercial District, and that such changes authorized
hereby are reasonable and in reasonable conformity with the
existing uses and value of the immediately surrounding properties.
SECTION 4. This ordinance shall be in full force and effect
from and after ten days after its passage and approval.
