AN ORDINAPICE GRANTING A SPECIAL USE PERMIT
TO TRUSTFES FOR CAPE GIRARDEAU CONGREGATION
OF JEHOVnH'S WITNESSES, FOR PURPOSES OF
CONSTRUCTII�G, MAINTAINING AND OPERATING A
KiNGDOM HI�LL ON A CORNER LOT AT NORTFIVIEW
DRIVE AND CARDINAL LANE, IN THE CITY AND
COUNTY �F CAPE GIRARDEAU, MISSO[JRI
WHEREAS, Trust� �.s for Cape Girardeau Congregation of
Jehovah ' s Witnesses �:. � the owners of certain property in the
City of Cape Girar-'<�au, on which they desire to construct,
maintain and operate a �ingdom Hall ; and
WHEREAS, the ��r�•L�o.�ed location of said Kingdom Hall is a
corner lot at Norts;vi.�w Drive and Cardinal Lane, which property
is presei��t�ly partialJ.y zoned R-1 , Single-Family Dwelling
District and partially C:-1, Local Commercial District; and
WHEREAS, a Special Jse Permit is required for said Kingdom
Hall use in a R-1 a,id C-1 zone;
�^ NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY
OF CAPE GIRARDEAU, MISSOURI , AS FOLLOWS:
SECTION 1 . The City Council having duly considered the
application finds t-}�at the granting of the Special Use Permit
will not substanti��lly increase traffic hazards , congestion,
fire hazards or a�versely affect the general character of the
neighborhood or th�� g�neral welfare of the community, nor will
it overtax public utilities or be in conflict with the
comprehensive plan.
SECTION 2, A Special Use Permit for purposes of
constructing, maintai.ning and operating a Kingdom Hall , on the
following descril�ed �roperty:
A parcel of land containing 1 . 0004 acres (more or less ) ,
being a part of Lot 7 and Lot 8, Block 1 of Northview Acres
Subdivision in the city and county of Cape Girardeau ,
Missouri , described as follows :
All of Lot 7, Block 1 and all of the East 50 . 0 feet of Lot
8, Block 1 of said Northview Acres Subdivision, subject to
all easements existing thereon, if any, either written or
implied.

is hereby granted to Trustees for Cape Girardeau Congregation
of Jehovah' s Witnesses , to be effective ten (10 ) days after the �
date of passage and approval of this ordinance . The special
use must comply with all regulations set forth in the zoning
code for the district in which the use is located except those
which have been specifically excepted under this permit , and
all other applicable ordinances of the City of Cape Girardeau
and any special conditions contained in the Special Use Permit ,
a copy of which is attached hereto and incorporated herein by
reference . The City Manager is hereby given the power to
execute the Special Use Permit for and on behalf of the City of
Cape Girardeau, Missouri .
SECTION 3. This ordinance shall be in full force and
effect ten days after its passage and approval .

Trustees f�r Cape Girardeau Congregation of Jehovah 's
Witnesses are hereby granted a Special Use Permit for purposes
o£ constructing, rraintarning and operating a Kingdom Hall , on
the following descr�.hed property for an indefinite period of
time:
A parcel of land ��a;�taining 1 . 0004 acres (more or less ) ,
being a part of i,c�t 7 and Lot 8, Block 1 of Northview Acres
Subdivision in �.he city and county of Cape Girardeau ,
Missouri , descr. ibed as follows :
All of Lot 7, �;;.ock 1 and all of the East 50 . 0 feet of Lot

all easements existing thereon, if any, either written or
implied.
This Special Use Permit is granted upon the condition that
the Applicants be bound by all City Ordinances which pertain to
the Special Use Permit and that the Applicants be bound by the
following canditions which are imposed as a condition of
issuance of this special Use Permit . Upon the failure of the
Applicants to comply with these special conditions, the Special
Use Permit will automatically terminate with the right of the
City of Cape Gir.ardeau to enter upon the land to abate such
'�' special use.
SPECIAL CONDZTIONS :
1 . Additions or modifications from the original building
permit must be approved by the City Council .
2 . Special use �hall meet all zoning regulations .
3. The building shall be located and built according to
the plans and drawings submitted with the Application
for Special Use Permit.
4 . Twenty-nine ( 29 ) parking spaces shall be provided in
compliance with the zoning regulations .
This Special Use Permit shall be binding upon the heirs and
successors of Trustees for Cape Girardeau Congregation of
Jehovah ' s Witnesses.

Cape Girardeau, Missouri , a Municipal Corporation of the State
of Missouri , and that the seal affixed to the foregoing
instrument is the seal of said City and that the said
instrument was signed and sealed in behalf of said City by �
authority of its City Council and acknowledged said instrument
to be the free act and deed of said City.
