AN ORDINANCE AMENDING CHAPTER 30 OF THE CODE OF
ORDINANCES OF THE CITY OF CAPE GIRARDEAU,
MISSOURI , BY CHANGING THE ZONING OF LAND ON
SIEMERS DRIVE APPROXIMATELY 2 , 140 FEET NORTH OF
BLOOMFIELD ROAD, CITY AND COUNTY OF CAPE
GIRARDEAU, MISSOURI , FROM C-2 TO C-3
in�HEREAS , the City Planning and Zoning Commission has
recommended that all of the property described in Article 1 of
this ordinance should be rezoned from C-2 , General Commercial
District to C-3 , Central Business Pistrict ; and
WHEREAS, Public Notice of such chanqe was given as prescribed
in Chapter 30 of the Code of Ordinances of the City of Cape
Girardeau , Missouri , and public hearing was held on Monday, May 6 ,
1991 ; and
WHEREAS, the City Council of the City of Cape Girardeau,
Missouri , has elected to rezone the property described in
Article 1 from C-2 , General Commercial District to C-3 , Central
Business District ;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
CAPE GIRARDEAU, MISSOURI , AS FOLLOWS :
ARTICLE l . Chapter 30 of the Code of Ordinances of the City
of Cape Girardeau, Missouri , is hereby amended to change the
zoning from the present C-2 , General Commercial District to C-3 ,
Central Business District , for the following described property :
A part of United States Private Surveys No. 175 and 3090,
Townships 30 and 31 North, Range 13 East of the Fifth
Principal Meridian, County of Cape Girardeau, State of
Missouri, being more particularly described as follows :
Beginning at a point on the South line of U. S .P . S . No.
3090 , from which the Southwest corner of Lot No. 1 ,
Commissioners Plat Subdivision of U. S .P .S . No. 3090 bears
North 85° O1 ' 35" North, 667 . 38 feet ; thence North 39° 50 '
18 " East , 659 . 60 feet ; thence North 21 ° 45 ' 00" West ,
123 . 23 feet to the beainning of a non-tangent curve concave
to the Northeast having a radius of 110 . 00 feet and a
central angle of 90° 00 ' 00" from which point a radial line
bears North 68° 15 ' 00" East ; thence along said curve in a
Southeasterly direction 172 . 79 feet to the point of
tangency of said curve ; thence North 68° 15 ' 00" East ,
188 . 15 feet ; to the true point of beginning; thence
continuing North 68° 15 ' 00" East , 828 . 18 feet ; thence
South 21° 45 ' 00" East , 805 . 72 feet ; thence South 11° 11 '

to the Southeast having a radius of 5859 . 65 f. eet and a
central angle of O1° 46 ' 00" , from which point a radial
line bears South 31° 45 ' 00 " East ; thence in a
Southwesterly direction along said curve 180 . 68 feet to the
point of tangency of said curve ; thence South 56° 29 ' 00"

ARTICLE 2 . The City Council hereby finds and declares that
the property described in Article 1 hereof is at the present time
particularly suitable for the purposes and uses of C-3 , Central
Business District , and that such changes authorized hereby are
reasonable and in reasonable conformity with the existing uses and
value of the immediately surrounding properties.
ARTICLE 3 . This ordinance shall be in full force and effect
ten days after its passage and approval .
