AN ORDINANCE AMENDING CHAPTER 30 OF THE CODE OF
ORDINANCES OF THE CITY OF CAPE GIRARDEAU,
MISSOURI , BY CHANGING THE ZONING OF 602 CHAF.LES
STREET, CITY AND COUNTY OF CAPE GIRARDEAU,
MISSOURI , FROM R-1 TO R-3
WHEREAS, the City Planning and Zoning Commission has
recommended that all of the property described in Article 1 of
this ordinance should be rezoned from R-1 Single-Family Dwelling
District to R-3 , Two-Family Dwelling District ; and
WHEREAS , Public Notice of such change was given as prescribed
in Chapter 30 of the Code of Ordinances of the City of Cape
Girardeau, Missouri , and public hearing was held on Monday, May 6,
1991 ; and
WHEREAS , the City Council of the City of Cape Girardeau,
Missouri , has elected to rezone the prooerty described in
Article 1 from R-1 , Single-Family Dwelling District to R-3 ,
Two-Family Dwelling District ;
NOG7, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
CAPE GIRARDEAII, MISSOURI , AS FOLLOWS :
ARTICLE 1 . Chabter 30 of the Code of Ordinances of the City
of Cape Girardeau, Missouri , is hereby amended to change the
zoning from the present R-1 , Single-Family Dwelling District to
R-3 , Two-Family Dwelling District , for the following described
property :
All that part of Lot 7, in Block 2 , Rodney Vista, a
subdivision of Out Lot 79 , U . S .P . Survey 2199, described as
follows :
Begin at the West corner of said Lot 7 of Block 2 of Rodney
Vista, where the Northeast line of the right-of-way of the
Old Cape Girardeau Northern Railroad, intersects the
southeast line of Charles Street ; thence North 43° 15 '
East , with the said Southeast line of Charles Street , 50
feet ; thence South 68° 04 ' East , 223 . 2 feet ; thence South
32° 40 ' West , 50 . 0 feet to a corner on said Northeast
right-of-way line of the Old Cape Girardeau Northern
Railroad ( being also the Southwest line of said Lot 7 ) ;
thence North 67° 25 ' West , with said right-of-way line
232 . 05 feet to the beginning corner.
ARTICLE 2 . The City Council hereby finds and declares that
the property described in Article 1 hereof is at the present time
particularly suitable for the purposes and uses of R-3, Two-Family
Dwelling District , and that such changes authorized hereby are

reasonable and in reasonable conformity with the existing uses and
value of the immediately surrounding properties .
ARTICLE 3 . This ordinance shall be in full force and effect
ten days after its passage and approval .
