AN ORDINANCE AMENDING CHAPTER 30 OF THE CODE
OF ORDINANCES OF THE CITY OF CAPE GIRARDEAU,
MISSOURI, BY CHANGING THE ZONING OF PROPERTY
LOCATED AT 401 SOUTH WEST END BOULEVARD, IN
THE CITY AND COUNTY OF CAPE GIRARDEAU,
MISSOURI, FROM R-2 TO NC
WHEREAS, the City Planning and Zoning Commission has
recommended rezoning all of the property described in Article 1
of this ordinance from R-2, Single-Family Urban Residential
District, to NC, Neighborhood Commercial District; and
WHEREAS, Public Notice of such change was given as
prescribed in Chapter 30 of the Code of Ordinances of the City
of Cape Girardeau, Missouri, and a public hearing was held on
Monday, May 3, 2021; and
WHEREAS, the City Council of the City of Cape Girardeau,
Missouri, has elected to rezone the property described in
Article 1 of this ordinance from R-2, Single-Family Urban
Residential District, to NC, Neighborhood Commercial District .
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY
OF CAPE GIRARDEAU, MISSOURI, AS FOLLOWS:
ARTICLE 1 . Chapter 30 of the Code of Ordinances of the
City of Cape Girardeau, Missouri, is hereby amended to change
the zoning from the present R-2, Single-Family Urban Residential
District, to NC, Neighborhood Commercial District, for the
following described property:
401 South West End Boulevard
All of the North 34 feet and 7 inches of Lots One (1)
and Two (2) in Block One (1) of Glenn Place Addition,
and the North 29 feet of the South 100 feet of Lots
One (1) and Two (2) in Block One (1) of Glenn Place
Addition, all in the City and County of Cape
Girardeau, State of Missouri, as shown by Plat filed
in Plat Book 2 at Page 56 in the land records of Cape
Girardeau County, Missouri .
ARTICLE 2 . The City Council hereby finds and declares that
the property described in Article 1 of this ordinance is at the
present time particularly suitable for the purposes and uses of
the NC, Neighborhood Commercial District, and that such changes
authorized hereby are reasonable and in reasonable conformity
with the existing uses and value of the immediately surrounding
properties .
ARTICLE 3 . This ordinance shall be in full force and
effect ten days after its passage and approval.
