AN ORDINANCE AMENDING CHAPTER 30 OF THE CODE OF
ORDINANCES OF THE CITY OF CAPE GIRARDEAU,
MISSOURI, BY CHANGING THE ZONING OF PROPERTY
LOCATED AT 1246 AND 1248 MEADOWBROOK LANE, IN THE
CITY AND COUNTY OF CAPE GIRARDEAU, MISSOURI, FROM
M-2 TO M-1
WHEREAS, the City Planning and Zoning Commission has
recommended rezoning all of the property described in Article 1
of this ordinance from M-2, Heavy Manufacturing/Industrial
District, to M-1, Light Manufacturing/Industrial District; and
WHEREAS, Public Notice of such change was given as
prescribed in Chapter 30 of the Code of Ordinances of the City
of Cape Girardeau, Missouri, and a public hearing was held on
Monday, February 1, 2021; and
WHEREAS, the City Council of the City of Cape Girardeau,
Missouri, has elected to rezone the property described in
Article 1 of this ordinance from M-2, Heavy
Manufacturing/Industrial District, to M-1, Light
Manufacturing/Industrial District.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY
OF CAPE GIRARDEAU, MISSOURI, AS FOLLOWS:
ARTICLE 1 . Chapter 30 of the Code of Ordinances of the
City of Cape Girardeau, Missouri, is hereby amended to change
the zoning from M-2, Heavy Manufacturing/Industrial District, to
M-1, Light Manufacturing/Industrial District, for the following
described property:
1246 & 1248 Meadowbrook Lane
Part of the Northeast Quarter of the Northeast Quarter
of Fractional Section 23, Township 30 North, Range 13
East, described as follows :
Begin at the common corner of Sections 13, 14, 23 and
24; thence along the section line between Sections 23
and 24 South 1°55' East, 300 . 0 feet; thence South
88°05' West 200 . 0 feet; thence South 1°55' East, 280 . 0
feet to the point of beginning, said point of
beginning being on the North right-of-way line of
Route No. 74; thence South 82°06' West and along said
North right-of-way line, 113 . 0 feet to the East right-
of-way line of I-55; thence North 12°54' West and

along the East right-of-way line of I-55, 100. 0 feet;
thence North 82°0' East 132 . 6 feet; thence South 1°55'
East, 100 . 0 feet, more or less to the point of
beginning, containing . 3117 acres, more or less .
Also, a parcel of land containing 0 . 895 of an acre,
more or less, located in the Northeast Quarter of the
Northeast Quarter of Section 23, Township 30 North,
Range 13 East, described as follows :
Start at the northeast corner of said Section 23;
thence South 1°55' East, along the east line of
Section 23, 306 . 0 feet; thence South 88°05' West,
200 . 0 feet for point of beginning; thence South 1°55'
East 174 . 7 feet; thence South 82°00' West, 132 . 6 feet
for a corner in the East right-of-way line of
Interstate Highway 55; thence along said east right-
of-way line, North 12°52' West, 88 . 0 feet to the point
of a curve to the right; thence along the arc of said
curve to the right having radius of 1860 . 08 feet, a
distance of 166. 4 feet; thence East, 173 . 0 feet;
thence South 1°55' East, 57 . 3 feet to the point of
beginning.
ARTICLE 2 . The City Council hereby finds and declares that
the property described in Article 1 of this ordinance is at the
present time particularly suitable for the purposes and uses of
the M-1, Light Manufacturing/Industrial District, and that such
changes authorized hereby are reasonable and in reasonable
conformity with the existing uses and value of the immediately
surrounding properties .
ARTICLE 3 . If any section, subsection, sentence, clause,
phrase, or portion of this ordinance is for any reason held
invalid or unconstitutional by any court of competent
jurisdiction, such portion shall be deemed a separate, distinct,
and independent provision, and such holding shall not affect the
validity of the remaining portions thereof.
ARTICLE 4 . This ordinance shall be in full force and effect
ten days after its passage and approval .
